The space

What you see is what you get with our properties. The pictures pf the apartment are taken by us and are of the apartment not other properties.
We privately manage the property, our nightly rate is much better than the onsite managers generally, you save money and get a better property, we generally have the best selection of apartments at the resort.

Important Note: The underground parking allocated to the apartments has a 1.9m height limit.
There is limited spaces at the front of the resort and street parking available for oversized cars.

Important Note: Due to the increasing demand for residences in the area, our property is affected by nearby building works and construction noise, the noise is during the day mainly and all approved by local councils, all works are limited to work hours allowed by the local council.

The neighbourhood

Broadbeach is the perfect location for a holiday no matter the nature of your visit. It provides the perfect balance of tourist entertainment while remaining fairly quiet and filled with that hearty local vibe. A truly diverse neighbourhood, with everything on offer, just minutes' walk to award winning restaurants (approx. 700m), beautiful beaches (end of road), the newly renovated Star casino (850m) and Pacific Fair shopping centre (850m). Need to travel a little further? no problem Broadbeach South Station (600m) is just outside the heart of Broadbeach with all major Bus and tram connections leaving from this location.

House rules

* Sorry, we do not host schoolies. We have a no party policy, we will not allow parties of any kind.

Air-conditioning: Important House Rule
The air conditioners are residential use only and not designed to run 24 hrs a day.
DO NOT leave air conditioners running all day or night while you are out of the apartment.
If you do and it breaks you will be responsible for repairs.
DO NOT leave doors or windows open while using as this will cause it to fail.
The settings on cooling must not be set lower than 21 degrees any lower for long periods and it will cause it to fail.
If you are not in the apartment it does not need to be on.
Please turn off air-conditioning when going out, don’t leave it on all day or with windows/doors open, as you will break it and be charged for its repair/replacement, as well as additional usage charges for your stay.

Close windows and doors when you go out to keep the property secure.

These fobs and keys are not disposable and must be looked after and returned as directed at the end of the stay in good condition. If not, there is a minimum $250 charge to replace any fobs or keys.

Close windows and doors when it rains to avoid water damage.

If using the dryer, please ensure all sand is removed from beach towels and clothes prior to putting them in the dryer.

Do not hang towels or clothes over the balcony.

When using your balcony please consider the comfort of those below or beside you. Unsecured items on upper levels can be carried by wind to the lower levels.

Please ensure you are dry before walking through common areas.

Property is privately managed, please do not contact the on-site management for anything, just contact us directly. You are permitted full use of the property’s facilities.

Guests are required to keep noise to an acceptable level at all times, but most especially between 10pm and 8am when people are trying to sleep. The on-site management may call the police or eject guests from the property where they cause a noise nuisance.

Accidental, negligent or wilful property damage will be repaired at the cost of the guest.

Any missing items other than consumables, will be replaced at the cost of the guest.

Do not tamper with, damage or remove smoke alarms, you are seriously endangering others and it is unlawful.
Accidental or purposely setting off of the smoke alarms may result in the fire brigade attending, and a fine from the fire department. These fines are expensive and are passed onto the guest.

Important Notice and acknowledgment: before check in can happen the guest must provide valid Government Identification to the host us before check in, this is for safety and verification of identity.

Guest access

Guests will have full access to all areas of the apartment and all the resort facilities, there is no shared areas inside the apartment. Guests are given keys to all entrances of the apartment and have an allocated undercover car space.

Interaction with guests

We are the hosts and managers, all communication needs to be direct back to us, we are contactable by phone, email, and messages via the booking channel. It is advised to always message via the booking channel you used so we can see all your contact and booking information.
