The space

House rules
We do not host schoolies, allow parties or gatherings in the property, we have a zero tolerance and if it is reported you will be immediately asked to leave.
Air-conditioning: Important House Rule
The air conditioners are residential use only and not designed to run 24 hrs a day.
DO NOT leave air conditioners running all day or night while you are out of the apartment.
If you do and it breaks you will be responsible for repairs.
DO NOT leave doors or windows open while using as this will cause it to fail.
The settings on cooling must not be set lower than 21 degrees any lower for long periods and it will cause it to fail.
If you are not in the apartment it does not need to be on.
Turn off the air-conditioner when you go out so it’s not running all day, to avoid additional usage charges, there is no need to leave it running if you are not there.
Close windows and doors when you go out to keep the property secure and so damage does not occur from wind or rain.
Close windows and doors when it rains to avoid water damage.
If using the dryer, please ensure all sand is removed from beach towels and clothes prior to putting them in the dryer, do not overload the dryers as this will stop it working.
Guests are required to always keep noise to an acceptable level, most especially between 10pm and 7am when people are trying to sleep. These are residential properties, and we need to be respectful to the surrounding residents.
Accidental, negligent, or wilful property damage will be repaired at the cost of the guest.
Any missing items other than consumables, will be replaced at the cost of the guest.
These fobs and keys are not disposable and must be looked after and returned as directed at the end of the stay in good condition. If not, there is a minimum $250 charge to replace any fobs or keys.
Do not tamper with, damage or remove smoke alarms, you are seriously endangering others and it is unlawful.
Accidental or purposely setting off of the smoke alarms may result in the fire brigade attending, and a fine from the fire department. These fines are expensive and are passed onto the guest.

Guest access
You have full access to the property like a resident, all the living areas and facilities.
The inside of the property is not a shared space, it is exclusive to the guests staying.
You will also have access to a range of leisure facilities in the complex, including a heated outdoor swimming pool, hot tub, spa, and barbecue area. There’s also a private sandy beach area on the river, perfect for relaxing or fishing, and the lush tropical gardens create a peaceful atmosphere despite the central location. Just a short walk to the heart of Surfers Paradise, an entertainment playground famous for its holidays vibes and a pumping atmosphere. By day, the beachfront is bustling with walkers, cyclists and surfers. By night, the thriving dining and social scene is buzzing. A top in the iconic Q1 is not negotiable, go up to its Observation Deck and enjoy 360 degree views of the Gold Coast.
A short drive, tram ride north and you can visit popular theme parks or drive inland and enjoy a winery tour in the stunning hinterland. The list of activities is endless!

We are the hosts and managers, all communication needs to be direct back to us, we are contactable by phone, email, and messages via the booking channel. It is advised to always message via the booking channel you used so we can see all your contact and booking information.
Other things to note
It is a holiday property, set up for holidays, please do not move furniture as it damages the property.
Important note: the car space allocated, there is also height restrictions for basement parking.
